What is the Bond in The Villages?
One of the most common questions buyers ask about homes in The Villages is, “What is the bond?” The bond is one of the most misunderstood costs in the community, but once you understand how it works, it’s simply another piece of information that helps you compare one home to another.
Where the Bond Appears
A lot of the confusion comes from the property tax bill. On a typical tax bill, you’ll see several different charges.
First are your ad valorem taxes. These are traditional property taxes based on the value of your home and help fund schools, law enforcement, libraries, and other local government services.
You’ll also see a bond assessment. This is the charge that helps pay for infrastructure that was built to create the neighborhood.
What Does the Bond Pay For?
Bond funds help pay for community infrastructure such as:
Roads
Golf cart bridges and tunnels
Recreation centers
Walking paths
Postal facilities
Landscaping and other community improvements
These features help connect neighborhoods and support everyday life throughout The Villages.
Is the Bond an Extra Payment?
One important thing to understand is that the bond is not a surprise bill that appears after you purchase a home. It is included on the annual property tax bill along with other assessments.

Not Every Bond Is the Same
